Manage manual appraisals
Appraisals can be entered manually if your office doesn't use CAMA's integrated appraisal system or allows manual appraisals. When entering a manual appraisal, you'll provide the class code, the lot, acre, and building count, and the land and building appraisal values. The system will then calculate the total appraised value.
After the appraisal is entered, you can apply or remove any modifiers.
Prerequisites
Edit Assessments permission is required to generate and edit unsubmitted assessments.
Create a manual real property appraisal
Manual appraisals are created on a parcel record's Assessments tab.

Go to the appropriate parcel.

Select the Assessments tab.

On the Appraisals/Assessments panel, select Add.

Populate the Appraisal Details fields.

Class Code:Select the appraisal's class.

Appraisal Description (optional): Enter an appraisal description.
Example: If multiple buildings are located on one parcel, enter the additional addresses in this field.

Mobile Home: If the property is a mobile home, set the toggle to Yes. If not, leave the toggle set to No.
Important: If the appraisal is for a mobile home, the Mobile Home Details step displays and must be completed.

Lot Count: Enter the number of lots on the property.

Acre Count: Enter the number of acres on the property.

Building Count: Enter the number of buildings on the property.

Land Appraisal: Enter the Fair Market Value, Prior Reassessment Value, and Reassessment Market Value of the land .

Land Adjustment Appraisal: Enter the Fair Market and Reassessment Market adjustment value to apply to the land appraisal.

Building Appraisal: Enter the Fair Market Value, Prior Reassessment Value, and Reassessment Market Value of the building(s).

Building Adjustment Appraisal: Enter the Fair Market and Reassessment Market adjustment value to apply to the building appraisal.

Select Next: Additional Details.

Populate the Additional Details optional fields.

Select Create Appraisal.
The Calculate Assessed Values modal displays.

If desired, select which values to recalculate, either Current or Reassessment.
- To apply a modifier, select one from the drop-down list.
To assess without modifiers, select the option.

Select Calculate.
The new appraisal information displays in the Taxable Value Summary/Fair Market Value Summary and a panel is created under the Appraisal Details section.
Create a manual mobile home appraisal
Manual appraisals are created on a parcel record's Assessments tab.

Go to the appropriate parcel.

Select the Assessments tab.

On the Appraisals/Assessments panel, select Add.
- Populate the Appraisal Details fields. See field descriptions here.
- Populate the Additional Details fields.
- Select Next: Mobile Home Details.
- Populate the optional fields.

Serial/VIN Number: Enter the mobile home's serial or VIN number.
- HUD Number: Enter the mobile home's HUD number.
- Decal Number: Enter the mobile home's decal number.
- Year: Enter the year the mobile home was built.
- Make: Enter the make of the mobile home.
- Model: Enter the model of the mobile home.
- Color: Enter the color of the mobile home.
- Registration/Permit Number: Enter the mobile home's registration or permit number.
- Effective Date: Enter or select the date the mobile home's registration becomes effective.
- Expiration Date: Enter or select the date the mobile home's registration expires.

Select Create Appraisal.
The Calculate Assessed Values modal displays.

If desired, select which values to recalculate, either Current or Reassessment.
- To apply a modifier, select one from the drop-down list.
To assess without modifiers, select the option.

Select Calculate.
The new appraisal information displays in the Taxable Value Summary/Fair Market Value Summary and a panel is created under the Appraisal Details section.
Edit a manual appraisal
- Go to the appropriate parcel.
- Select the Assessments tab.
- Expand the Appraisals/Assessments panel.
- To edit Appraisal Details, select Edit for the appropriate appraisal in the Appraisal Details panel.
- To edit Additional Details for the appraisal, select Edit on the Additional Details panel.
- Adjust the information as appropriate.
- Select Save.
The appraisal details are updated.
